Bergen County Equestrian Center - Bergen County Improvement Authority
Equestrian Services, LLC (planning and design), in conjunction with Equestrian Professionals, Inc. (our management division) has completed the multimillion-dollar renovation of the Bergen Equestrian Center.
Equestrian Services, LLC worked with RSC, a local architect firm, to plan and design the facility-wide renovation. The new facility has been redesigned for ease of use and better efficiency, while creating better ventilation for the horses. Natural light, better airflow, and an open, cheery feeling were obtained by adding Dutch doors to the outside walls of the stalls. Client circulation has been greatly improved with a reception area, and Managers and Admin staff will have privacy with new offices. The art room and visitor’s lounge has been updated with new cabinetry for better storage and new furniture. The groom’s quarters and General Manager’s quarters are now updated and remodeled, bringing the living standards to a high level.
Equestrian Professionals, Inc. took over the management of the Bergen Equestrian Center in June of 2008 and prepared the facility for the renovation. The facility was successfully closed and packed up, and all of the lesson horses were relocated to another farm during the year-plus renovation. Equestrian Professionals, Inc continued to look after and care for the horses during the renovation, assisted in problem-solving and construction oversight, and brought all of the lesson horses back prior to the end of the management contract, which ended successfully in June of 2010. All the unpacking and organizing was also completed. The horses and staff love their new facility – it is beautiful and complete, awaiting a new Manager.

Equestrian Services, LLC had previously been selected to specifically evaluate plans to renovate and expand the County riding facility. This evaluation included the following items:
Study of the site layout, its topography, soils, etc., related to the specific equestrian elements.
Preliminary review of conditions of existing elements.
Performance of a selective review of other local equestrian facilities, both private and commercial.
Further refinement of economic needs.
Review of budgets and programs.
Review of all pertinent information relating to proposed equestrian facilities.
Discussions of equestrian elements for overall tie in with community - other potential uses? Craft fairs, jubilees, 4-H events? Review all possible uses for property including future recreational uses.
Continuation and refining of discussions on operations and maintenance of facility.
Chesapeake Dressage Institute,
Annapolis, Maryland
Equestrian Services, LLC provided consultation services for the design, field layout, permit acquisition phases of the project, and provided project management and installation services for the construction of the Chesapeake Dressage Institute. This facility, which received its use and occupancy permit in December 2002, is located on 86 acres of open fields and woodland. A 156' x 36' 14-stall wood barn with board and batten exterior and standing seam roof is connected to an 84' x 216' clear-span steel indoor arena. An apartment for a live-in Barn Manager is included in the barn. In addition to the indoor arena, Equestrian Services has designed and is constructing a 100' x 225' outdoor arena plus the entire non-domestic water delivery and conditioning system servicing the indoor and outdoor rings, paddocks, and all landscaped areas. Other phases have included all the site grading and SWM, the construction of an 800' berm to screen the property from Spa Road, transplanting and individually irrigating 200 mature evergreen trees on the berm, the complete renovation and replanting of approximately 10 acres of paddocks, installation of perimeter and paddock fencing, and the creation of several miles of trails through the woods.
Enumclaw, Washington - Equestrian Center
The City of Enumclaw, Washington, wanted a consultant to perform a market assessment on a proposed major new equestrian facility and expo center to be located in the City. Enumclaw has over the past several years spent considerable time and resources in evaluating possible future alternatives for itself in an effort to create much needed economic activity and to become a tourism destination community. In pursuit of this goal, the City recently completed and formally adopted the ‘City of Enumclaw Tourism Development, Branding and Marketing Plan.’ Of the Plan’s 25 recommendations, the most prominent recommendation is the redevelopment of the King County Fairgrounds property into a major new equestrian facility and expo center.
The intent of the market assessment, to be completed late fall 2006, is to definitively determine whether there exists a market of sufficient size to support the development of a major new equestrian complex. Using the conceptual master plan as a guide, the team of Equestrian Services, LLC and Hebert Research Inc. was selected perform this comprehensive feasibility study and make recommendations as to how, if viable, such an equestrian center should be configured and programmed.
Fairfax County Park Authority - Equestrian Market Research
Equestrian Services, LLC was retained by the Fairfax County Park Authority (FCPA) to provide a market research study on the FCPA’s current and potential equestrian venues, namely Frying Pan Park, Turner Farm Park, Clarks Crossing Park, Sully Woodlands Park, South Run District Park, Riverbend Park and Laurel Hill Park. The Report includes a list of (published) potential equestrian user groups within a 500-mile radius; need, requirements, financial support potential, travel considerations and budget allowances for use of an equestrian show venue from sample of user groups; list of equestrian elements preferred by current and potential user groups; data on user frequency and rental budgets of current and potential user groups, including detailed results of the focus group meetings; conceptual recommendations for the highest and best use of the FCPA’s current and potential equestrian venues, namely Frying Pan Park, Turner Farm Park, Clarks Crossing Park, Sully Woodlands Park, South Run District Park, Riverbend Park and Laurel Hill Park, based on current and possible future demand, traffic studies, geographic location, topography, location of existing elements, acreage, and stakeholder population; two (2) basic Preliminary Operational Analyses of any park sites best suited for public boarding and lesson facilities, based on current area market rates and operational expenses.
Frying Pan Park Equestrian Facilities - Renovation and Equestrian Design Study Consulting
Equestrian Services, LLC was hired to study and review operations, facility structures and support amenities for Frying Pan Park. A report was produced on current design issues affecting operations, and written suggestions have been submitted on design elements required to enhance operations. In addition, both conceptual and detailed equestrian-specific design elements were provided along with a phasing plan for equestrian facility improvements. Equestrian Services, LLC also reviewed, edited and wrote equestrian-specific narrative portions of the feasibility study document and included cost estimates for equestrian-specific structures, elements and support amenities.
Ocracoke Pony Pens, Outer Banks, North Carolina
Equestrian Services, LLC was the equestrian consultant and equine
planner on a team of professionals selected
by the National Park Service (NPS) to evaluate
the damage caused by hurricane Isabel to the
Ocracoke Pony facilities. On-site evaluations were
conducted in July 2004. In addition to
specific storm-related damage, an in depth
analysis of the equestrian facility operations
and future goals was conducted. Based on ideas
and concepts introduced by Equestrian Services,
LLC and other team members at meetings with
NPS staff and work product submitted, NPS
is currently contemplating the development
of a Horse Management Plan that would encompass
all herds within the system. A Conceptual
Site Master Plan encompassing barnyard facilities,
pasture layout for the entire 180-acre pony
complex was submitted for NPS in June 2005.
Final designing and engineering of the hay
barn, stables, and entrance drive was set
to occur in the summer of 2005. Construction
was slated to begin Fall 2005.

Ranch Public Equestrian Park Project - Suwannee
River Water Management District, Florida
Equestrian Services, LLC performed the feasibility study
for this public project, performing a site
review and carrying out a statewide survey
of equestrian interest and uses through several
hundred individual riders, trail organizations,
and equestrian associations. The feasibility
study also included a review of projected
equestrian management and operations issues.
The project has generated great interest among
riders in the state.
Woodstock Equestrian Park, Montgomery County, Maryland
The equestrian property design and facility layout has been done in conjunction with Captain Mark Phillips, the head Coach for the US Olympic Eventing Team. Captain Phillips also designs Olympic level courses around the world. The 772-acre Woodstock Equestrian Park is located off of Maryland Route 28 north of Beallsville, in the northwest corner of Montgomery County, Maryland. The property consists of rolling agricultural fields, natural forests and streams. Phase one of the Park Master Plan provides public open space and proposes an internal trail system that will allow users to connect to a larger county-wide trail network. Future facilities will include competition rings for general public equestrian use, a polo field to accommodate the large polo community in Montgomery County, and eventually an indoor riding arena. The land is naturally suited for a future cross country course, competitive and endurance riding, and will continue to accommodate fox chasing as it has since George Washington’s time.
